Our Process: Step by Step
Here is exactly what happens when we replace your shingle roof:
- Free inspection. We walk the roof and the attic, photograph shingles, flashing, valleys, vents, and deck condition. We show you what we found — the good and the bad.
- Written quote. One number with the full scope: tear-off, decking price per sheet, underlayment, shingle line and color, flashing, ventilation, cleanup, permit. Yours to keep, no expiration pressure.
- Permits and scheduling. We pull the Baltimore City or County permit and schedule your installation — typically one to four weeks out depending on season.
- Protection setup. Landscaping tarped, plywood shielding windows and siding near the eaves, dumpster staged (we plan alley access for rowhouses in advance).

What a Full Shingle Replacement Includes
Every shingle job we do includes the complete system — because a roof is not just shingles:
- Full tear-off to the deck (no overlays, with rare exceptions we will explain)
- Deck inspection with per-sheet replacement pricing agreed upfront
- Ice and water shield at eaves, valleys, and around every penetration
- Synthetic underlayment across the entire deck
- New flashing at chimneys, walls, skylights, and valleys — never reused
- Ridge vent with soffit intake, balanced to your attic size
- Drip edge on all eaves and rakes
- Manufacturer-spec nailing throughout
- Full cleanup with magnetic sweep
If another quote does not itemize these, ask what is missing. "New roof, $11,000" with no scope detail is not a quote — it is a guess with your money.

Some roofers offer to shingle over your old layer to save the tear-off cost. We almost never do, and here is why: hidden deck rot stays hidden, the roof runs hotter and dies younger under the extra layer, and most manufacturers shrink the warranty on overlays. The tear-off savings today cost you everywhere else. The rare exception — a single flat layer in perfect condition on a tight budget — is a conversation, not a default.
Ventilation Comes With the Roof
We will not install a beautiful new shingle roof over a suffocating attic. Every replacement includes a ventilation assessment and, where needed, a balanced ridge-vent-and-soffit system. Poor ventilation voids manufacturer warranties and can cut shingle life by years — it is the most commonly skipped line item in cheap quotes, and we do not skip it.
