Ventilation: The Part of Your Roof You Never See

Get this wrong and even the best shingles die young. Get it right and your roof lives its full life.

What Ventilation Does

Your attic needs to breathe. In summer, a poorly vented Baltimore attic can top 150 degrees — that heat cooks shingles from underneath, curling them years early. In winter, warm house air hitting a cold roof deck condenses into moisture that rots the deck and grows mold. Proper ventilation — cool air in low, hot air out high — solves both.

The Balanced System

The standard that works: soffit intake (vents under the eaves pulling cool air in) paired with a ridge vent (a vent running the roof's peak letting hot air out). Air flows continuously, top to bottom, with no fans and no moving parts. It is simple, silent, and it works — when both halves are present and sized to the attic.

What Goes Wrong in Baltimore Homes

Ventilation and Your Warranty

Shingle manufacturers require adequate ventilation for their warranties to hold. An overheated attic that voids a 30-year warranty is an expensive lesson. When we quote a replacement, the ventilation plan is a line item — not an afterthought.

What We Check During an Inspection

Intake vents (are they present, clear, and sufficient?), exhaust (ridge vent, and is it actually cut open underneath?), attic temperature and moisture signs, bath fan terminations, and insulation depth at the eaves. Our ventilation service covers corrections as part of a replacement or standalone.

Frequently Asked Questions

How do I know if my attic ventilation is bad?

Signs include a stifling hot attic in summer, mold or moisture on the deck, curling shingles, and ice dams in winter. An inspection confirms it.

Are power attic fans worth it?

Usually not as a first step. A balanced passive system (soffit + ridge) is quieter, cheaper to run, and more reliable. Fans have their place in tricky rooflines but should not be the default.

Will fixing ventilation void my roof warranty?

The opposite — proper ventilation is required to keep most manufacturer warranties valid.
