The Baltimore City and Baltimore County, MD homeowner's guide

From First Call to Done: The Timeline

What happens when, and how long each step really takes.

Inspection and Quote: 1 to 3 Days

We inspect your roof and deliver a written quote, usually within one to three business days. Complex roofs or insurance-involved jobs can take a bit longer.

Scheduling: 1 to 4 Weeks

Depends on season and backlog. Spring and fall are the busiest months in Baltimore. Winter often has the shortest wait. Emergency and active-leak work jumps the line.

Permits: A Few Business Days

Baltimore City and Baltimore County both require roofing permits. We pull them as part of the job — straightforward residential re-roofs are typically approved in a few business days, and we build that into the schedule.

Installation: 1 to 3 Days

Most Baltimore homes: tear-off and replacement in one to two days for shingles. Larger or complex roofs run three days. Metal takes three to five days — every panel is cut and fastened on site. Flat membrane sections usually go in a day or two.

What an Installation Day Looks Like

The crew arrives early, stages materials, and protects your landscaping with tarps and plywood. Tear-off starts — it is loud, and it is fast. Then the deck gets inspected, underlayment and flashing go down, and the new roof goes on. At day's end: full cleanup and a magnetic nail sweep of your yard and driveway. You can stay home — it is noisy but manageable. Keep pets inside and move cars away from the house.

Weather Delays

We do not tear off in heavy rain or high wind. We watch the forecast and never strip more than we can dry in the same day. If surprise weather hits mid-job, we dry in with underlayment and tarps — your home stays dry — and return when it clears. This is standard professional practice, and it is one reason to hire a crew with a real process.

Frequently Asked Questions

Do I need to leave the house during installation?

No. It is loud, but you can stay. Keep pets indoors and move vehicles away from the house.

What time does the crew start and finish?

Typically around 7 to 8 in the morning, wrapping by late afternoon. We will confirm timing when we schedule.

Can you replace my roof in winter?

Yes. Maryland winters have plenty of workable days. We hand-seal shingles in cold weather and schedule around freezing temperatures and snow.
