We pull the permit as part of the job. You do not visit a government office or fill out forms. The permit cost is a line item in your quote, and we coordinate the inspections.
What Gets Inspected
Typically a final inspection after installation verifies the work meets code — proper materials, flashing, and installation. Some jobs trigger a mid-roof inspection. Either way, we schedule it and meet the inspector.
Why It Matters to You
An unpermitted roof can cause real problems when you sell — the buyer's inspector flags it, and you may have to permit the work retroactively (or discount the price). Some manufacturer warranties also require code-compliant, permitted installation. A roofer who tells you no permit is needed is either ignorant or cutting corners — in Baltimore, that is a red flag either way.
Historic Districts
Parts of Baltimore — Bolton Hill, Mount Vernon, Fells Point, and other historic districts — have additional review requirements, especially for visible material changes like switching from slate to shingles. If your home is in a historic district, we will flag it during the inspection and make sure the material choice clears review before work starts.
